Bespoke Partial Build Package

Part Build package includes the following:

Standard Part Build package:

Timber Frame Kit – Our Kit is produced using the finest certified Timber to ensure a high-quality build. The Kit consist of External Walls, Internal Walls, Floor Structure and Roof Structure all supplied and erected. Also includes any steel required for the Kit.

Roof Covering – We use 50*35 Treated Battens and then attach slates or tiles depending on the client’s preference.

External Blockwork & Plastering – We use standard 4” block around our Timber Frame Kit and then we plaster the blockwork with sand & cement render.

Fascia & Soffit – We supply and fit Black/White Upvc Fascia, Guttering and downpipes

External Windows & Doors – We supply and fit Triple/Double Glazed windows and doors depending on client’s preference. This also includes for any Bi-Fold door systems or similar that client may want.

Scaffolding – We supply and erect the scaffolding around the Kit and leave it there until the plastering is done.

Metal Web Joist

Metal Web Joists are beams that combine structural softwood chords with high strength steel webs to form a lightweight, structural beam for use in a range of floor or wall applications. These are mainly used when a client is looking for extra support for a liquid screed on the first floor.

Foundations

Dig foundations to a depth of 900mm (Depth in excess of this will occur additional cost), lay mesh in trench and pour foundation concrete, build blockwork dead work to desired levels, backfill with stone and 804, build in pipework for sewers and waste water and radon sump, pour 100mm subfloor, fit dpc / soap bar and soleplate for arrival of timber frame kit.

Insulation & Airtightness (Supply & Fit)

140mm frame therm 35 fitted between external studs plus 30mm Kingspan or equivalent board fitted on internal face of external wall which also helps to reduce cold bridging, this build-up will give a u-value of .18 (other options are available depending on u-value required)
100mm Kingspan or equivalent board fitted between rafters to sloped parts of roof follow with 25mm board fitted on inside of rafters. (other options are available depending on u-value required)
Attic or flat area of roof to get 2 no layers of 200mm thick earth wool layer in opposite directions.
